Q: After reading several news stories about the failure of the mortgage loan modification programs sponsored by lenders and the government -- one story reported that nationally, only 25 loans were modified out of thousands of borrower inquiries -- I'm wondering what homeowners who are having trouble making their payments can really accomplish, except to default and let the bank take the house.
